I would like to setup an appointment to view some of your homes?

If you’d like to see one of our homes, simply contact the listing agent directly. Their contact information should be listed with every property. If you cannot find the listing agent’s contact information call our general helpline at 763.390.5188 or e-mail us at info@mnrentalhouses.com.

How do I apply?

We offer an online application as well as a downloadable/printable version. To access it you must be logged in. At the top of any page of this web site you will see a “Username” login blank along with the words “No Account yet? Register”. If you do not yet have an account simply click the “Register” link for quick access. Once logged in you may fill out the form and/or download an application. The cost is $38 for Individuals $48 for a married couple with the same last name. The background check is usually completed with 1-3 business days. You’ll receive the fastest service by also faxing a copy of your most recent pay stubs to 763.390.5131 (please mention the property address in your cover letter).

If I start renting one of your homes can I change to a rent to own program before my lease is up?

Yes, in most cases by singing a Lease Option Contract and paying an option fee you would have up to 3 years to buy the home at anytime and possible receive up to 100% of your rent going towards future purchase depending on the option fee amount paid and qualifications.

Do you accept pets?

Yes, in most cases with owners approval dogs and cats are allowed with a pet agreement and additional security deposit.

What type of tenant/buyer qualifies for these homes?

Each property owner has different requirements regarding credit standing, down payment, and other factors. Most owners look closer at your rental/employment history and ability to make monthly payments and less on your actual credit score. You can get more information by view our Rental Criteria page.

Quite frequently, however, someone on our Tenant Profile list has preferences that match a new listing. We give these customers immediate notification of the match and if they rent or rent to own the property those homes may never appear on our web site.

Do you offer down payment assistance?

Yes, depending on the owner, down payment sometimes can be spread out over time. We can set up a payment plan to spread out your down payment over 1-3 months. You also have the option of putting the payments on a credit card.

Does bad credit disqualify me from Renting or the Rent to Own option program?

NO, we look at your ability to make monthly payments and your desire to own a home. Current or past credit issues are not the most important qualification, however, if you have ever failed to pay rent or have been evicted, don`t apply.

What if I own a home that I would like to rent or rent to own?

How can I buy a home when I have bad credit?

You may not be able to get financing through a traditional lender now, however, we offer options such as rent-to-own, (lease options), which give you time to improve you credit and show stable payment history. This will increase your chances of qualifying for mortgage in the future.

Why should I work with Minnesota Rental Houses?

Our service is completely free to you, the tenant. We offer you the opportunity to talk to and meet with as many property owners as you like and choose from all of the homes we have available. You can rent or rent-to-own anywhere in Minnesota viewing the properties from the comfort of your home. All of our leasing agents are licensed and subscribe to the Realtors® code of ethics which provides a higher level of service and stronger market knowledge.

What kind of terms should I expect to be offered?

Homes are available in all price ranges; however, you will have different terms offered by each property owner. Most homes will be available for rent or rent-to-own. Homes will be available with a small down payment while others may require larger down payment.

How much does your service cost?
