Property Owners/Investors and Renters alike work with Minnesota Rental Houses because we are a Property Management and Leasing company with integrity. Simply put, we are selective in who we choose to do business with. Our single family leasing program, for example, features new or newly remodeled single-family houses, townhomes and condominiums. We take time to research each property to insure that we are marketing solid, high quality homes that are owned and/or managed by people with integrity and a sense of doing what’s right.
Our broad-based marketing program includes online and traditional methods of marketing. We use well known and respected online marketing venues like Rentals.com as well as dozens of other real estate and rental web site sites. In addition, our agents network with “real world” sources to find tenants through Human Resource departments, placement services and a variety of other partners we work with.
We generate high quality renter/tenants leads and do thorough background checks on each prospective tenant to insure we are working with high quality renters who have the financial capacity and the maturity to be trouble-free renters. While we can’t guarantee we’ll always be 100% successful, our systems have proven over time to generate much better than average results for own owner/investor customers.
- We know the Twin Cities real estate market. We work with a network of other Realtors, leasing agents, and investors which gives us a excellent picture of current a future market trends.
- We know the marketing and advertising game. Because of our knowledge, history, and economies of scale, we are able to utilize more marketing venues and negotiate discounted advertising rates that insures we can advertise your property in more places and effectively reach more (and better quality) prospective tenants.
- Our experienced team works beyond the 9-5 work day. We take calls and respond to e-mails outside of normal business hours — which is critical when working with internet consumers who are looking for properties 24 hours a day.
- We provide fast response times to initial inquiries and work hard to schedule prompt showings at times that are convenient to tenant prospects. Tenant prospects are generally “HOT” leads, ready to make a descision soon…so responding quickly and showing your property to them as fast as possible is essential.
- We create and use high quality marketing materials. We believe in showing off your properties best traits and strive to create the best possible online and print marketing materials that showcase all the strengths, features, and benefits your property can offer a prospective tenant.
- We take care of all the leasing paperwork! We work with you up-front to make sure we know your leasing requirements and desires and will work with the tenant lead to fill out and present a fully signed lease ready for your approval.
- Our tenant screen process is thorough. We obtain a full credit risk report, employment history, criminal background report, and verify past rental history.
- We’re focused on getting you the best quality tenant which means that, while it’s important to keep your property occupied, we want to be selective about who your tenant should be. If there’s ever a serious question about whether a tenant is right for you and/or your property, we let you know and do our best to make sure you don’t sign an agreement you’ll later regret.
